What sends Grand Ledge homeowners to the phone
An old basement taking on water
Grand Ledge was founded in 1871, and its historic core has older foundations that weren't built to keep water out.
Flooded basement cleanup →The Grand River in flood
The river that carved the ledges also floods. The spring flood of 1893 damaged the town's famous Round House tower.
Storm & flood restoration →Plaster ceilings after a leak
Older homes with plaster and lath hide water longer and fail more suddenly than drywall.
Ceiling & drywall repair →Ice dams on older roofs
Older, less-insulated attics lose heat to the roof deck — the setup for ice dams.

Water damage in Grand Ledge: what's actually different here
Grand Ledge is a city of 7,784 people (2020 Census) in Eaton County, about 12.7 miles west of Lansing on the Grand River. It's named for the sandstone ledges that rise about 40 feet above the river between Island Park and Fitzgerald Park. Established in 1871, it was a resort town in the late 1800s, and the historic core around Bridge Street still has homes and buildings from that era — including the 1886 Opera House.
The Grand River has a long flood history here. The spring flood of 1893 damaged the Round House, a three-story pagoda tower at the Seven Islands resort, badly enough that it was never fully repaired. Today, homes near the river and the islands should know their flood zone; river water is surface flooding, which homeowners policies exclude.
The more common Grand Ledge job is an older house. Early foundations — stone, brick, or unsealed block — let water through after snowmelt and heavy rain. Plaster-and-lath ceilings hide leaks until they sag. Older attics lose heat to the roof, which builds ice dams in winter. We treat older materials differently: plaster can sometimes be dried in place, and we check old foundations for where water is actually getting in before we price the job.

Why us
Built around how Lansing basements actually flood
We find out how the water got in before we price the job
Seepage through the wall-floor joint, a sewer backup through the floor drain, and a dead sump pump are three different jobs with three different water categories. We identify which one you have on the first visit, because it changes the safety steps, the drying plan, and what insurance will look at.
Why Lansing basements leak →We tell you about the 45-day city claim clock
If the public sewer backed up into your basement, Michigan law gives you 45 days to file a written claim with the city or utility. Most restoration companies never mention it. We document the backup so you can file on time.
The 45-day sewer backup claim →A written scope, not a number over the phone
You get a scope and price before work starts, with extraction, drying, demolition, and any mold work broken out as their own lines. No surprise line items on day three.
We work with landlords, tenants, and property managers
About half of Lansing homes are rentals, and East Lansing's MSU housing runs higher. When a backup or burst pipe crosses units, we coordinate with whoever owns the problem and document each unit separately.

Water damage questions from Grand Ledge
How much does water damage restoration cost in Grand Ledge?
Grand Ledge follows Lansing-area pricing: published rates of $3.85–$5.10 per square foot for clean water and $7.50–$11.25 for floodwater or sewage. Older homes with plaster and finished spaces may cost more to dry or repair.
Can water-damaged plaster be saved?
Sometimes. Plaster tolerates water better than drywall and can often be dried in place if it's still firmly attached. Plaster that has sagged or separated from the lath is removed for safety.
Does the Grand River flood homes in Grand Ledge?
Homes near the river and islands carry the most risk. River flooding needs NFIP or private flood insurance; standard homeowners policies exclude it.
Why does my old basement leak?
Older stone, brick, and block foundations were not built with modern waterproofing, and the soil around them saturates after rain and snowmelt. Water comes through mortar joints, cracks, and the wall-floor joint.
